What project budgets do you build?

Typical projects range from $100k–$3M with many restaurant and medical projects between $150k–$500k.

Do you handle permitting?

Yes — permitting and plan corrections are core services we provide to reduce approvals time and risk.

Do you offer design-build or do you work from an architect’s drawings?

We do both. Benchmark provides design-build services for clients who want a single contract and tighter schedule control, and we also serve as the general contractor working from architect and designer drawings. In either model we provide pre-construction budgeting and value engineering

Can you renovate a space while it’s still operating (e.g., a restaurant or clinic)?

Yes. We specialize in phased work and fast turnovers to minimize business disruption — night/weekend shifts, temporary partitions, and coordinated MEP tie-ins are common strategies to keep operations running safely.

What does your proposal include?

Our proposals include a clear scope of work, estimated schedule, budget or GMP (guaranteed maximum price) options, allowances and exclusions, key milestones, insurance & bond info, and contract terms. We also include a summary of any value-engineering options if requested.

How do you handle change orders?

We are a NO Change Order Company. We only present a change order if the Client directs the change or under circumstances where a completely unforseen condition is encountered. Change orders are documented in writing and include a description, cost, and schedule impact. No work begins on a change order until approved by the owner. Our process keeps change orders transparent and traceable

Do you provide warranties?

Yes. We provide a standard one-year workmanship warranty and coordinate manufacturer warranties for materials and equipment. Warranty terms are included in the contract and closeout package
